How we do business


Every property is unique and we concentrate on marketing to the target buyers for that property. These are just a few representative samples to show you how we can market your home for top dollar reaching out to the widest possible audience using the market muscle of COLDWELL BANKER. Our Fees

We offer FULL SERVICE RESIDENTIAL LISTING, MARKETING AND SALES SERVICES from PRE-LISTING preparation all the way to CLOSE OF ESCROW with complete ESCROW MANAGEMENT SERVICES. Our fee for listing, marketing, and sales through closing is typically 1.5-2.5% as seller's agent (Coldwell Banker marketing exposure and tools) and buyer’s agent 2.5-3% (depending on property, I will advice on pricing/broker fees/marketing strategy).

You will have the usual escrow/title/transfer costs. We email you a specific estimate from directly from escrow so the numbers you have are not guesswork! With every gesture, our goal is to exceed your expectation and make sure you feel educated and in control of the transaction and are making well informed choices.


Where it goes

Many agents now are offering “rebates” and “cash back”. I realize that our fees have to be competitive so our clients don’t feel they are overpaying. If brokerage commissions are your main criteria for selecting a selling broker, please call me or meet with me so you can experience the difference. If nothing else, it will give you a different perspective. I find that my clients appreciate understanding how the real estate commissions works. The whole 2.5% doesn’t go straight into our pockets! We are happy to pay Coldwell Banker franchising fee its split for the exposure and marketing tools (8% goes to Coldwell Banker national and ~17% goes to our branch office for its operational overhead), Uncle Sam takes his share (28-33%) for Income Tax. The balance is what will flow to Team Rashid at close of escrow which compensates us for our time, energy, and money invested in the marketing of your property and our brand.

Money is important but its not everything. Real estate agents are perceived to make large commission checks for extremely little effort and we want to dispell this myth by demonstrating that a great carpenter that works with passion and pays attention to the little details will always be appreciated and will never need to beg for work. We want to be your goto carpenter!! And we want you to tell your friends about us!!

How we do things differently from our competitors

We take pride in ensuring that our listings get maximum exposure to ensure that the most number of buyers see it. I will meet with you to go over the condition, suggest low dollar improvements that will help increase property appeal, and take marketing pictures that proudly represent the home in all its glory. Together, we will come up with a game plan. We typically require 1 week to roll out the property marketing (we can do it faster too, as needed, but a week is comfortable to plan and execute). For each property, we decide whether it will benefit from an open house first couple of weeks to (mostly its curious neighbors that will come to the property but we encourage them to tell their friends about it J). Together, we will plan and execute the approach and make incremental strategy changes as the marketing unfolds. Coldwell Banker is the market leader in Southern California for a reason! Our intent with the open house it to gather buyer feedback and see if there is anything actionable. We communicate with you Every Friday from the time the listing goes up for sale till you accept an offer so we are always on the same page with regard to meeting your expectations and guiding you with your goals. Within 21 days of a home being on the market, we know exactly what needs to be done about it to get it sold or if seller should decide that they want to wait another year or so, we work with you. My goal is not to just sell the home but to ensure that the sellers primary needs are addressed and if this isn’t the time to pull the trigger, then we will still be in business next year and you will have referred us to 10s of your friends and that’s how our business will grow. Its never about pushing you to accept an offer but always about making sure you are making informed choices. I believe when the concept of “no pressure” sales was invented, they had Team Rashid and Frank Rashid in mind!

We also work with you on all the logistics for the moving process. Have done this over and over for our property management clients, we know exactly how to do this right and cost effectively! We have people trust for every detail of home concierge support we might need, including maintenance, repair, staging, improvement, cleaning, etc.

We ensure that we are present at the physical inspection to make sure that prospective buyers’ inspectors’ findings are accurate, and the buyers expectations and satisfaction is met. This simple step ensures that buyers enjoy the experience as well and goes a long way to reducing everyone’s stress and confusion that results for improper communication. We also expertly negotiate repairs or repair credit via our trusted contractor contacts who we know can and will do the work right and for the best price. We provide exceptional closing support by reviewing all sales related documents to make sure paperwork is done correctly. We digitally track all transaction documents to ensure legalities are followed, ensure that broker transaction files go through a secondary broker review to ensure completeness.
